Nikiti is one of the main two towns on Sithonia, a working harbour-town, in the north-west of the second peninsula of Halkidiki. It's situated approximately 100 kilometres from Thessaloniki airport and orientated to the south-west. The journey takes a little longer than driving the same distance in Kassandra because the road is a winding single carriageway, but the route is very scenic and enjoyable!
It is a densely populated area by Greek standards with life all year around and a community of about 3000 permanent residents. Over the winter in Nikiti the majority of shops, restaurants and cafes remain open but of course in the summertime even more places open up for the tourist season, especially along the beach-front. When we leave the main road of Sithonia and reach the beach front in the centre of Nikiti, the area on the left is packed with shops, restaurants and beach bars whilst to the right, a little further down is the harbour. The central beach is a little narrow but very long and sandy.
As with a few other resorts, there is an “ old town” to Nikiti above the main road, where mostly the locals live and the properties are of a more quaint traditional style. The newer part, which is more popular with the tourists between the main road and the sea, was developed later when the perimeters of the building zone in this area were extended.
The nearest towns to Nikiti are Metamorphosis to the north and Neos Marmaras further south but both are quite a distance. Unlike Kassandra, the resorts in Sithonia are a fair distance apart and a car journey away.
About 10 km outside of the town on the way to Neos Marmaras, there is a particularly upmarket, much sought-after area belonging to Nikiti called Akti Elia, which is like a paradise, offering only a small selection of premium accommodation very close to the sea.

In the Nikiti area there are some very fancy, top quality resort hotels in secluded locations, which even attract the rich and famous. One in particular is regarded as being among the most luxurious in the country and there is another brand new 5 star development under construction. There are also several well-organised “luxury” campsites directly on the beach in tranquil bays.

In general the property prices in Nikiti are elevated because it is considered to be one of the top quality areas and also because it is very comfortable for permanent living having a full complement of shops and services open all year. It is also one of the few places in Halkidiki with a small marina where a boat can be moored, which attracts fishing and sailing enthusiasts. This is probably the most popular town in Sithonia, where many buyers are looking for property and as a result there are always new developments. In the south end of the town, close to the sea the building plan has been extended so there are a few brand new complexes of apartments and small maisonettes with two or three bedrooms. In the old town it is possible to find second hand options of older, more affordable apartments, maisonettes and even the occasional detached house for sale in Nikiti.
